Pricing using swabby - Apr 26th, 08, 10:34 PM

I am very new here...by the way this site is an absolute gold mine. I have a huge potential project coming up and would love advice on pricing. This is a shopping mall. Here is the data:

3,000,000 sq ft of parking (mostly garage)

1200 support columns in the garage ( probably 130 sq ft each )

15 garage stairwells with heavy grime and gum (3 stories)

100,000 sq ft of brick building facade (80 feet high not really dirty)

10,000 sq ft of sidewalks (8 entrance areas about 200 sq ft each have really bad gum)

Just to be safe I estimate the job will take one man 450 hours or 56 eight hour shifts. Have I allowed myself enough time to complete with swabby 48, Landa 5.5pgm 4000psi and full reclaim on everything but the building facade. Also, do you think the project duration will be to long for the management's taste? In my presentation I will propose that the job be completed in 1 week segments to facilitate management inspection and approval of work before moving on. What do you all think?

It sounds as if you plan on doing this alone? Management may (will) be concerened with that. If I remember correctly, the Swabby claims to be able to clean 10k square feet an hour. That means you'll have at least 300 hours invested in just cleaning the parking concrete, not even counting gum removal, or columns. Have you considered where you'll get water from?

If you're new to this you may want to pass. At the least, partner with a local, or a few local, guys to help you with the job.

I understand and agree with the idea of doing this alone being a bad one, however, If my math adds up, extra help will only decrease time to completion and not actual man hours worked. Any decrease in man hours will be marginal right? That said, I still have concerns about what to charge. By the way, thank you for your post Micah.

I know some I could recommend to complete a task like this.
It is a great thing to network with local contractor, sometimes knowledge is worth more than $$

How are you figuring to do this, duration wise. Are you thinking weeks , 5, 10?

How many men and machines will you be running. I cant see a company wanting you there for several weeks. I may be wrong, but unless they suggest it I would be prepared to get in there with more manpower & equipment and get it done

That should be over $100,000 to complete the job. Managment most likely would never want you there that long to do the job. They want you in..get the job done and then get out. They need there parking garage opened up for business.
