caution with lighting fixtures on building??

I do mostly flat work, this restaurant I work with (mostly tile work and general handyman stuff) has asked me to PW there building and re-stain it. They are located on an interstate so the buildings in pretty bad shape.

Besides having some normal signage they have some LED light strips that frame the building.

I could use some advise on chemicals, and if I should worry about the lights
I run a 4GPM cold unit, 3900 PSI
