How can I get more flatwork?

I have heard time and time again from pwers around here and elsewhere saying they have 150 plus restaurants and gas stations they wash monthly or quarterly. What is the secret to getting these accounts? I've been in business for 9 years. I've got the equipment, two rigs, surface cleaners, hot water, chemicals, where is the work? I've tried fliers to no avail.

Are your knuckles bloody yet? You need to make personal contacts, and you need to do it often. Find the property managers, the store managers, etc. Often they will send you to bigger fish, especially if you do good work.

only 150 ? We just picked up 52 more shopping centers today - nonsolicited! Honestly though you have to work and work and work , make call after call and then you may still not get in for a while, we drive , do demos, free work, mailers, fax solicitations, emails ----never let up

Find a store owner in a strip mall next to the nastiest section of sidewalk. Offer to clean their section of sidewalk for free (20 minutes work). It will look fantastic compared to the adjoining section of sidewalk.

Then go after the job!

Is fliers all you have tried? They never worked very well for me. In person visit, free demos and quality work have though.
