20 to 30 cents a sq ft of the house for a shingle roof, depending on pitch. So, for a 2000 sq ft house INCLUDING Garage it will be from 400 to 600.00. Areas with more competition will be slightly less.

I wish I could get .20 - .30/SF to clean. I would be motivated to do roofs at that price. In my area I usually go from .11 - .15 for asphalt and we have cleaned a few tile at .18 - .20/SF. When I get up to .12 - .14 I rarely get a call back. Not that the homeowner will do it themselves but who knows who they get to do it. Of course some lowball, no skill part timer may do it and damage the roof but the homeowner would not know that until too late.

I use the total roof SF and increase based on the pitch up the roof (more pitch equals more surface and faster run off), the complexity of the roof design (being able to apply from one spot without having to walk down a valley/ridge; access another level with ladder etc). The amount of surface covered by mildew and the severity of coverage.

I also consider factors that will decide if I even will consider the roof. Lots or ornamental or tender plants in the drip line and no gutters is a good chance of bad outcome even if you water heavily. And obviously there are roof pitch that I would not get up on for any amount of money.

Thanks! Having trouble finding the correct solution to use on these roofs without getting on them to clean the streaks. What is the best cleaning solution to use?
